Energy Performance Certificates (EPC's) are now required for all Domestic and Commercial property either for sale, lease and rental. An Energy Performance Certificate is issued by a qualified and accredited independent energy assessor. For home sellers the Energy Certificate is included in the Home Information Pack as part of the home sale process.More recently the EPC requirement has been extended to the commercial property market. DEA otherwise known as a Domestic Energy Assessor is an independent inspector who can conduct a survey of your home if it is for sale as part of the Home Information Pack,or, for property rental if you are a landlord. If you are an owner of Commercial premises then you will require the services of an independent Commercial Energy Assessor who is qualified to produce an EPC for Commercial Buildings.

A Domestic Energy Certificate is required for certification of Existing Domestic dwellings for sale or let, either as part of the home sellers pack (Home Information Pack) or as a Landlord or private homeowner for property rental. It is now a mandatory requirement to obtain an Energy Certificate for Residential Property which is to be let or for sale on the open market as part of a HIP Home Pack. You can obtain an Energy Performance Certificate separately from the HIP documents and you can instruct an independent Energy Assessor to provide you with the EPC direct. You may well save money by adopting this principle and avoid additional costs if using third party companies to act for you. |
A typical Domestic EPC is shown below. As part of the Energy Certificate it is possible that certain recommendations may appear subject to the survey of your home. The recommendations report is advisory only, you are under no obligation to carry out any recommendations on the report.
The Energy Certificate can be obtained from any accredited Energy Assessor, you are not bound to use the services of the estate agent or solicitor who is marketing your property for sale or a lettings agent. In many cases you may find it cheaper to instruct a local independent Domestic Energy Assessor or Home Inspector direct.

An independent Domestic Energy Assessor or Commercial Property Energy Assessor can usually provide a recommendations report and a cheaper EPC at a discount price. A smaller company has low overheads and so may be able to offer EPC's for a low cost solution with an option for discounts for bulk instructions. In addition, the surveyor will be based locally and can service your requirements more effectively than some Nationwide EPC providers.
