Energy Assessment and Energy Efficiency Assessment legislation, regulations, methods, calculation of residential, domestic, commercial and public buildings are governed by various energy assessment methods for homes and commercial premises for both existing and new build (on-construction) developments.

Energy Assessment software techniques differ dependent on the building subject to an energy efficiency survey, which will determine the final "asset rating" for the property which is subject to audit. Recommendations reports will also differ, based on the type of building under review. |
There are 5 main types of energy assessment for buildings
RdSAP - Reduced Data Standard Assessment Procedure. The method for calculation an energy performance rating for existing (As Built) homes and dwellings. The software used for RdSAP makes certain assumptions about the property construction based on its age. Based upon this the program will use variables for Building Regulations at the time of its original construction. The Domestic Energy Assessor surveying such a property does not need to expose elements like floors and walls to determine the building fabric and construction. The EPC software will determine these elements based on the age of the property. Certain specific elements must be determined on site at the time of survey. Most importantly, the type of heating and controls used, together with the standard of insulation both in walls and loft areas will considerably affect the energy rating for any property being surveyed.
SAP - Standard Assessment Procedure. The method for calculation an energy performance rating for New Build (On-Construction) homes and dwellings. SAP Assessment is employed when constructing new homes. The builder or property developer will submit building plans, together with the materials used to build the fabic of the house, and the heating/lighting specifications of the elements to be built into the property. Based on this information a SAP Assessor can calculate the energy or SAP Rating, usually without having to conduct a site survey.
PEA - Predictive Energy Assessment. Similar to SAP, PEA ratings can be used to determine the predicted energy rating for a new build home before it is constructed. This is usually followed up by a full SAP assessment on completion.
SBEM - iSBEM (Simplified Buiding Energy Model) a calculation engine developed by BRE for use by Commercial Buildings Energy Assessors to determine the energy efficiency and, thus the energy rating (Asset Rating) for existing (As Built) commercial buildings. The required data for input into the software is significantly greater than that required for domestic premises.
ORCalc - Operational Rating Software developed by CLG. This is used to determine the Operational Rating for Public Buildings which includes a generator to produce a DEC (Display Energy Certificate).

An independent Domestic Energy Assessor or Commercial Property Energy Assessor can usually provide a recommendations report and a cheaper EPC at a discount price. A Domestic Energy Performance Certificate is required for certification of Existing Domestic Dwellings for sale or let. Property developers constructing New Build Dwellings will require a SAP Rating Energy Certificate.

A Commercial Energy Performance Certificate is required for certification of Existing Non-Domestic Commercial Buildings for sale or let. For example an EPC Certificate will be required for: Retail premises, Shops, Industrial Units, Offices, Factory and Manufacturing premises. New Build Non-Dwellings (On-Construction) will also require an Energy Certificate.
