Home Condition Report (Subscribe)
Home Condition Reports are an optional component of the Home Information Pack otherwise known as HIPs. The report is issued by a Home Inspector who is qualified and accredited. Energy Assessors cannot issue a Home Condition Report.|
Although the Home Condition Report is not mandatory as part of the Home Information Pack it can add value in the home selling market place, as the report will provide a detailed survey of the property fabric and connected services. For a home in good condition this could be used as a bargaining chip to resist lower offers of the asking price from potential buyers. Therefore as a home seller you have an advantage over a similar property that does not have such a report. |
What does the Home Condition Report (HCR) contain?
A brief summary is given below:
Section A Explains the the home condition report content and extent of the inspection of your home. Provides definitions of the condition ratings provided in the report - see below
Section B General information about the property which is the subject of the survey. A Summary of the condition ratings. The home Insurance reinstatement cost.
Section C Conveyancer matters. Health and Safety risks. Other risks eg. subject to flooding, or landslip and subsidence.
Section D - Exterior aspects of the property Chimneys, Roof, gutters, walls, windows, doors, woodwork, external decoration, other aspects.
Section E - Internal aspects of the property Roof structure, ceilings, internal walls, floors, fireplace/chimney breasts, built in fitments, internal woodwork, bathroom fittings, dampness, other aspects.
Section F - Visual inspection of Services of the property including: Gas, electricity, heating, water and drainage for the property. Each element is given an objective statement and a condition rating by the home inspector. A recommendation for a safety inspection or service by a registered engineer may be given in the objective statement.
Section G - Grounds and outbuildings Permanent outbuildings and garages. Patio areas and garden walls. No condition ratings are given by the home inspector for such buildings.
Section H - Energy Performance Certificate. An energy rating is applied to the property, the energy certificate is included in the Home Information Pack. The certificate can be issued by a Domestic Energy Assessor or a Home Inspector.
Condition Rating Definitions in the Home Condition Report:
NI - Not Inspected
1 - No repair is presently required. Normal maintenance must be carried out.
2 - Some repairs or replacements are required but these are not considered to be serious or urgent.
3 - This is considered serious and in need of urgent repair or replacement.
In Scotland the Home Condition Report is known as the Home Report Scotland.

A Commercial Energy Performance Certificate is required for certification of Existing Non-Domestic Commercial Buildings for sale or let. For example an EPC Certificate will be required for: Retail premises, Shops, Industrial Units, Offices, Factory and Manufacturing premises. New Build Non-Dwellings (On-Construction) will also require an Energy Certificate.
