As a landlord, if you rent or provide lettings for your property portfolio you will be required to obtain a EPC or a Energy Performance Certificate this is required for any domestic dwelling that is placed on the market for rental purposes. The property owner may be a landlord or a homeowner placing the home on the market for letting for the first time. The EPC or Energy Performance Certificate looks the same as that produced for a property for sale however, and the validity of the Energy Certificate is 10 years from the date of issue.

A tenant either in occupation of the property, or a potential tenant can request to see the EPC for no charge. Regulations applying to Landlords are somewhat different than for properties for sale. If a tenancy change during the term of the Energy Performance Certificate validity period, it is not necessary to obtain a new EPC.

A Home Inspector is accredited to carry out energy efficiency surveys for a Landlords EPC including the issue of an EPC or Energy Performance Certificate.

A Domestic Energy Assessor or DEA is also authorised to issue an EPC or Energy Performance Certificate.
