What is EPC Cloning and How it is applied?

The general principles can be considered in a case example thus:

Consider a block of flats which are located over 10 floors of a high rise apartment block, The rented property consists of 90 units, a mix of 1 and 2 bed flats in the development. The asset owner owns all of the flats in the block. The accommodation of the block may consist of a number of similar number and size of 1, or 2 bedroom flats. They may also share common attributes such as the type of heating used, the type of appliance(s) used to to heat each individual flat, the glazing used in the construction, wall construction and insulation materials used, the lighting employed throughout the building, the physical area of each unit etc. These common denominators can allow an energy assessor to assess a single flat, and if similar flats within the housing block share similar characteristics to the the single flat in the sample an EPC (Energy Performance Certificate) can be produced for every unit in the development even though a full physical inspection of each flat for that type of accommodation has not been carried out. This is known as "EPC Cloning", a representative sample must be obtained for each type of unit within the block.

The energy assessor can replicate an EPC Clone for all flats in the block which conform to the examples that were surveyed. This means that an EPC can be produced for every single flat using RdSAP software as a desktop exercise, without the need to inspect all properties in the development. Thus EPCs can be provided at a cheaper rate, only one site survey is required to obtain the representative sample required for cloning of the remaining properties.
